Hardwood flooring in 2026: $12 per square foot installed for mid-range red oak. A 1,000-square-foot main floor runs about $12,000.
But here is the $6,000 question most people get wrong: do you actually need new floors? If your existing hardwood is three-quarters inch thick and not cupped or rotted, refinishing costs $3 to $6 per square foot. That is $3,000 to $6,000 versus $12,000 for replacement. Same beautiful floor, half the price.
If you do need new: red oak is the value pick at $4 to $7 per square foot for materials. White oak is the modern upgrade at $5 to $9. Skip the exotics unless budget is not a concern — Brazilian cherry at $10 to $18 per square foot does not perform better, it just looks different.
One more thing: ask your contractor to separate material cost from labor. Markup over 35 percent means you are overpaying.
