Decking: $5,000 to $7,000. Heater: $2,500 to $4,000. Automatic cover: $8,000 to $15,000. Lighting and water features: $1,500 to $4,000. Fencing and landscaping for code compliance: $2,000 to $5,000.
So that $35,000 pool is really a $50,000 project. And that is before 10 years of maintenance, which runs $4,000 for fiberglass to $18,000 for gunite.
The type matters: vinyl starts at $20,000 but needs a $4,000 liner replacement every 10 years. Fiberglass is $30,000 to $50,000 with the lowest maintenance. Gunite is $45,000 to $80,000 but fully custom.
