Roof Inspection Checklist

Before you release the final payment on a new roof, run these 36 IRC-standard checks. Each row tells you what 'pass' actually means — nailing specs, flashing details, drip edge, underlayment laps — so you catch bad workmanship while you still have leverage. Check all 36, then get a printable PDF verdict to hold your contractor to.

Roof inspection — common questions

How many nails does each shingle need?

The IRC requires at least 4 nails per asphalt shingle, 12-gauge, long enough to penetrate the deck at least 3/4 inch. If you see fewer, or shingles that aren't seated, that's a red flag worth a pass/fail on the checklist.

Do I really need drip edge?

Yes — drip edge is required at the eaves and rakes on most new roofs. It forces water off the roof edge away from the fascia. Installed at eaves/rakes with joints lapped at least 2 inches (or fastened no more than 12 inches on center).

Can I use this to withhold final payment?

Yes. The PDF verdict records the checks and results. Run it before releasing the final payment — if any hard-fail item is unresolved, you have written documentation to hold the contractor to. This is exactly the leverage you want before the money is gone.

Repair or replace?

Run the checklist above first. If it fails on multiple items, price both paths before you decide.
